Present: Kinny, Robin, Kate, Kathy, John
1. Reviewed John’s updated drawings indicating steep slope areas and permitted septic areas on new survey
a. Question remains how to get the Regenesis plan translated onto the new survey, since it is not in CAD. John B. was working with someone to get it into CAD, but no one knows where that stands at the moment. JC noted that it might be easier to just “start from scratch” creating those building footprints in CAD on the new survey, since we know some of the locations will need to be adjusted given the new topo info.
2. Reviewed talking points for DRB sketch plan review presentation on Tuesday, January 10th.
a. Main points for Kate to present:
i. Phased construction, ultimate goal of 100 people per day max. (Current capacity is around 50 ppd.)
ii. Move up the hill
iii. Slow down the water
iv. Create benches
v. Public to private gradient
vi. Modular construction allows for student involvement and helps phasing
b. Also noted a few considerations from the zoning regs, specifically:
i. Disturbance of areas with 15% slope are discouraged, over 25% slope strongly discouraged
ii. Not more than 25% of the original building can be demolished
c. Questions for the DRB:
i. What are their questions and concerns?
ii. What level of detail is required in the permit application regarding buildings. Is this type of site plan sufficient?
iii. If we modify the plan in the future, how much flexibility is there before we need to submit a new permit? What are the triggers for coming back to the DRB with updates?
d. Timeline is to keep moving application process forward with ideal goal of being permitted by end of April 2012 so that greenhouse construction can move forward.
3. Discussed next steps and areas where further refinement of the plan is needed:
a. Water flow
b. Wastewater wetland design
c. Steep slopes- refining placement of buildings in the residential cluster
d. Moving site plan into CAD
4. Discussed Sucosh’s nominations for replacing Gillian on the core team. Decided to keep nominations open at this time and see if any of the new interns express interest.
Next meeting: Thursday January 19th, 8:30am at Kinny’s. Kate to invite interns who expressed interest in master planning to sit in on next core team meeting.
